Some notable projects have been described below. 

MAY 2010

PROJECT: G+1 Villa, Al Mizhar 2

CONSULTANT: Cityspace Consultants

CLIENT: Nasser Mohd. Badri (Director, Al Badri Group)

PROJECT VALUE: AED. 1,300,000.00

TIMELINE: 180 days

SCOPE OF WORKS: Interior fit-out works of a 6 bedroom G+1 villa including supply and installation of gypsum ceiling works, wooden ceiling works, solid wooden doors, wooden wall cladding works, wallpaper works, custom-made staircase handrail, curtains, and custom-made furniture.

KEY CHALLENGES: The new designs were created after MEP works above ceiling had been completed as per previously approved Consultant drawings for the villa. Therefore, the necessary alterations of electrical, air-conditioning, CCTV works required had to be performed simultaneously with the ceiling suspension works, which in turn hampered steady progress for the gypsum and wooden ceiling installation works.

JUN. 2011

PROJECT: G+1 Villa, Al Mizhar 1

CONSULTANT: Cityspace Consultants

CLIENT: Nasser Mohd. Badri (Director, Al Badri Group)

PROJECT VALUE: AED. 1,050,000.00

TIMELINE: 180 days

SCOPE OF WORKS: Interior fit-out works of a 12 bedroom G+1 villa + Majlis block including supply and installation of gypsum ceiling works, solid walnut wooden doors, decorative ceiling painting works,  wooden wall paneling works, TV Units, curtains, and custom-made furniture.

KEY CHALLENGES: The decorative ceiling dome installation & painting works were performed at a height of 20m above the ground finished floor level. Therefore, scaffolding had to be erected accordingly, and transferrence of materials, and installation for the area had to be carried out with maximum safety measures in place. 

NOV. 2012

SCOPE OF WORKS: Turnkey interior fit-out of a 3 bedroom apartment including gypsum and wooden ceiling works, electrical and plumbing works, porcelain and parquet flooring works, complete kitchen and bathroom rennovations, custom-made carpets, wall cladding and furniture.

PROJECT: 3 Bedroom Villa (M-1402), Executive Towers, Business Bay

CONSULTANT: TAZIZ PROPERTY MANAGEMENT

CLIENT: Mr. Adnan Nalwalla (CEO, Al Ansari Group)

PROJECT VALUE: AED. 350,000.00

TIMELINE: 45 days

KEY CHALLENGES: Short timeline, noisy works not permitted on weekends and daily from 6pm-9am

JUN. 2013

PROJECT: Interior Design Company Office, M2, Central District, ADIDAS bldg, Al Ain

CONSULTANT: Client

CLIENT: MEYALES INTERIORS LLC

PROJECT VALUE: AED. 240,000.00

TIMELINE: 45 days

SCOPE OF WORKS: Interior fit-out of an Interior Design Company Office including vinyl flooring, cast gypsum wall paneling, leather wall paneling, and custom-made furniture.

KEY CHALLENGES: The office is located in Al Ain, therefore deliveries & site installation works including travel time had to be planned accordingly. The building does not have service lifts, and the available lifts at the building could not occupy any item wider than 70cm or longer than 2m. Therefore, all furniture and wooden wall cladding items had to be carried manually up to the 2nd mezzanine via staircase in order to maintain the design intent of the manufactured items.

NOV. 2013

PROJECT: Penthouse Apartment, 75th Floor, Ocean Heights, Dubai Marina

MAIN CONTRACTOR: ZABEEL CONTRACTING LLC

PROJECT VALUE: AED. 440,000.00

TIMELINE: 90 days

SCOPE OF WORKS: Interior fit-out works of a 6 bedroom penthouse apartment, incluing supply and installation of wooden  doors with leather paneling, TV units, fitted carpets, rugs, curtains, wardrobes and custom-made furniture.

KEY CHALLENGES: Delivery and installation of fully finished joinery products with the risk of damages due to several ongoing civil and MEP works.

SEP. 2014

PROJECT: Pet Shop Outlet, Basement-3, Mercato Mall, Jumeirah 1

CONSULTANT: Mercato Mall Engineering Dept.

CLIENT: PETS PLUS LLC

PROJECT VALUE: AED. 350,000.00

TIMELINE: 45 days

SCOPE OF WORKS: Turnkey interior fit-out of a pet shop outlet including gypsum ceiling, vinyl flooring, air-conditioning, electrical and plumbing works, installation of ecology units for odour control, gypsum and glass wall partitions, custom-made reception counter & display stands, and obtaining Dubai Civil Defense, Dewa and Dubai Municipality approvals and Completion certificates.

KEY CHALLENGES: All major works had to be performed at night in order to avoid disturbance for mall customers. Police permits had to be obtained for all sub-contractors involved, and works had to be scheduled daily for day and night shifts.

OCT. 2015

PROJECT: Cafe' Bubble (Sheesha Cafe'), Jumeirah Beach Road, Jumeirah 2

CLIENT: Dr. Haider Al Yousuf (Director of Health Funding, Dubai Health Authorities)

PROJECT VALUE: AED. 850,000.00

TIMELINE: 75 days

SCOPE OF WORKS: Turnkey interior fit-out of a sheesha cafe' including complete removal and re-installation of ventilation, fresh air, and exhaust units and ducting, gypsum ceiling works, vinyl flooring, decorative partitions for smoking/non-smoking areas, installation of 8 Nos. aquariums and 3-dimensional wooden aquarium cladding works, complete rewiring and DB replacement as per revised electrical load, bathroom rennovations, external painting, handrail, signage and custom-made furniture works.

KEY CHALLENGES: Existing DM, Dewa, and DCD approvals were over 15 years old, and did not match the existing site conditions when purchased by the Client from the previous Owner. New approvals had to be obtained for all modifications and as-built site conditions.

ONGOING PROJECT

PROJECT: Ground Only Villa, Al Mizhar 1

CONSULTANT: Artline Engineering Consultants

CLIENT: Abdullah Al Shaer (Senior Planning Manager, TRAKHEES, PCFC)

PROJECT VALUE: AED. 940,000.00

TIMELINE: 180 days

SCOPE OF WORKS: Interior fit-out works of a ground only villa including supply and installation of gypsum and wooden ceiling works, porcelain, parquet and carpet flooring, wooden doors, kitchen cabinets, wardrobes, wooden wall cladding, wall painting works, curtains and custom-made furniture.

KEY CHALLENGES: The Client requested for additional works such as CCTV, sound system, Wifi points with controllers, and several power points after completion of ceilings, floors and walls. Therefore, access for all points had to be made available via openings in the ceilings and walls, followed by repair and repainting works while simultaneously providing protection for finished floors and furniture.

ONGOING PROJECT

PROJECT: Office 2803, Tower 2, Boulevard Plaza, Burj Khalifa Boulevard

CONSULTANT: Pure Logic Fit-out Consultants

CLIENT: Behnam Bahmani (CEO, Bahmani Group)

PROJECT VALUE: AED. 2,100,000.00

TIMELINE: 120 days

SCOPE OF WORKS: Turnkey Interior fit-out works of a 3000sqft. office including supply and installation of gypsum ceiling works, AC, fire-fighting, fire alarm, electrical and plumbing works, wooden ceiling works, solid wooden fire-rated doors, wooden wall cladding works, straight and curved glass partitions with hinged and sliding glass doors, decorative paint and gold leafing for walls and ceilings, wallpaper works, automated blinds, carpets and custom-made furniture, Dewa, DCD & DM approvals.

KEY CHALLENGES: Service lift accomodates material up to a maximum of 2.8m height and width of 1m making delivery of furniture challenging. Furthermore, the service lift has to be booked in advance due to ongoing works at several offices in the building. Restrictions were also placed by the Consultants regarding the termination of ceilings and wall partitions with the aluminium and glass facade. 

ONGOING PROJECT

PROJECT: Joinery projects, Palace, Ajman 

CONSULTANT:  Mazaya Consulting Engineers

CLIENT: Sheikh Mohd. Bin Abdullah Bin Rashid Al Nuaimi (CEO: United Arab Bank)

PROJECT VALUE: AED. 1,500,000.00

TIMELINE: 120 days

SCOPE OF WORKS: Joinery works of a 35,000sqft. palace including supply and installation of gypsum and wooden ceiling works, arches at ground and first floors, handrail works, wooden doors, and wall painting works.

KEY CHALLENGES: The installation of gysum and wooden ceiling works, and erection of wooden arches at the first floor level are being performed at a height of 16m from the ground finished floor level. Therefore, scaffolding has been erected accordingly, and transferrence of materials, and installation for the area is being carried out with maximum safety measures in place.
