I am an Interior Fit-out Project Manager with 11+ years of UAE experience in the Construction industry. Over the years, i have steadily enhanced my ability to manage and deliver projects within the budget and timeline constraints, and simultaneously maintain high quality standards. My relentless pusuit of knowledge of the methodology of various construction works, (both civil and MEP) during the earlier years of my career, have become one of my greatest assets towards project management and estimation today.

Management of interior fit-out works for multiple residential and commercial turnkey projects, project estimation & planning, preparation of quotations and contract agreements, selection, appointment  and preparation of contract agreements for sub-contractors, review of shop drawings, supervision of execution of site and factory works, quality control, preparation of project invoices, obtaining relevant approvals, and certification from concerned authorities.

 

Main responsibilities include:

 

  1. BOQ preparation/project estimation from 3d perspective designs and AutoCAD design drawings for complete interior fit-out works including MEP works, ceiling, hard and soft flooring, doors, handrails, wall cladding, glass and metal works, & customized furniture works

  10. Daily site and factory inspection of execution of works, delivery of materials & equipment, including providing quick and cost effective solutions to unforeseen problems arising at site without compromising the design intent

  11. Site co-ordination between Client-appointed contractors (Main Contractor, MEP Contractors,  etc…) and interior sub-contractors for effective and timely execution of works in order to achieve turn around time

  12. Co-ordination with draughtsman and designers for accurate preparation of workshop drawings for submission, production, etc…

  13. Obtaining Dubai Municipality, Civil Defense, and DEWA permits, approvals, and completion certificates, including attending all relevant inspections

Management of multiple villa projects, drawing up Contracts, planning & estimation, obtaining approvals from authorities, execution of site works, material procurement, site inspection, quantity survey and quality control

 

Main responsibilities included:

 

  1. Management of 3-6 villa projects simultaneously, with a workforce of 2 subordinate engineers, and up to 60 labors, by daily delegation of duties, closely monitoring their progress, and timely relocation of labors as per requirements of other sites

  2. Attending progress meetings as the Main Contractor representative, with Consultants, Clients and Sub-contractors to discuss various issues pertaining to progress of works

  3. Creating an appropriate program for a systematic execution of the project, and preparation of cash flow analysis for projects for timely inflow & well controlled expenditure/reinvestment into the projects

  4. Preparation of monthly bills as per progress of works including preparation of variations, and subsequent follow-up with the Consultant for justification of the billing

  5. Quantity take-off and pricing of tenders for villa projects

  6. Negotiation of prices and payment terms with sub-contractors, their consequent selection, preparing Sub-Contract Agreements, and certifying their interim payments based on their progress of works and materials delivered at site

  7. Studying drawings & specifications, raising queries, and arranging material and shop drawing submittals in a timely manner, by obtaining technical data and samples, proposing cheaper alternatives, and subsequent follow-up with the Consultant to expedite their approvals

  8. Periodic procurement of approved materials in a timely and organized manner

  9. Daily site inspection of execution of works, materials & equipments at site, and attending Consultant & Dubai Municipality inspections, especially for obtaining structural approvals and completion certificate

  10. Quality control of works including steel and concrete works, masonry works, water-proofing works, electrical & plumbing works, false ceiling works, painting and decorative works, joinery works, and glass, aluminum and decorative metal works
